§ 109-6. A-1 Agricultural District.

  • The regulations set forth in this section shall apply in the A-1 Agricultural District. The intent of the A-1 district is to preserve existing large areas of open space until such time as they are ready to be developed.

    (1)

    Principal permitted uses.

    a.

    Agriculture and the usual agricultural buildings and structures, including specialized poultry, pigeon, rabbit, and other animal farms, excluding confinement feed operations, and excluding the feeding or disposal of community or collected garbage.

    b.

    One-family dwellings.

    c.

    Truck gardening, private nurseries, and greenhouses provided that no permanent dwelling units shall be erected thereon unless the tract contains three or more deeded acres.

    d.

    Riding stables, public and private. However, any such structures must be located at least 100 feet from all boundary lines of the property on which it is located.

    e.

    Grain elevators (private).

    f.

    Forest and forestry.

    g.

    Private feed lots.

    h.

    Transmitting stations and towers.

    i.

    Veterinary establishments.

    j.

    Airports and landing fields.

    k.

    Any building or use erected or maintained by any department of the city, township, county, state or federal government.

    l.

    Cemeteries, both public and private (minimum of ten acres).

    m.

    Circus, carnival or similar transient enterprise.

    n.

    Mining and extraction of minerals or raw materials.

    o.

    Parks, playgrounds, recreational fields, golf courses, and both public and private outdoor recreation facilities.

    p.

    Public utility structures and equipment necessary for the operation thereof.

    q.

    Home occupations.

    (2)

    Accessory uses.

    a.

    Accessory buildings and uses customarily incidental to any of the above uses.

    b.

    Bulletin boards and signs pertaining to the lease, hires or sale of a building or premises, or signs pertaining to any material that is mined, grown, or treated within the district; provided, however, that size and location of bulletin boards and signs shall conform to federal and state regulations.

    c.

    Private riding stables. However, any such structures must be located at least 100 feet from all boundary lines of the property on which it is located.

    d.

    The owner of a farm may set aside a plot of ground not less than three acres on the farm and construct on said plot one single-family dwelling or one mobile home to be occupied by the owner or tenant on the premises.

    (3)

    Height regulations. Any building hereafter erected or structurally altered may be erected to any height not in conflict with other existing or future ordinances.

    (4)

    Lot area, lot frontage, and yard requirements. The following minimum requirements shall be observed, subject to the modified requirements contained in section 109-20:

    1 The front yard depth of any lot abutting on a major street shall be measured from the proposed right-of-way lines as shown on the official major street plan.

    2 Except that for other permitted uses no accessory structure is permitted to extend into the front yard beyond the minimum yard requirements established for the principal building.
