§ 107-4. Procedure.

  • The subdivider shall comply with the following steps in the order given:

    (1)

    Step 1. The subdivider shall:

    a.

    Gather information and data on existing conditions;

    b.

    Study site suitability and development opportunities;

    c.

    Discuss financing, planning and marketing with those interested;

    d.

    With his land planner, develop a sketch of a preliminary plan which shall be submitted to the commission for advice and assistance. The sketch of a preliminary plan shall contain information as the commission shall by rule require.

    (2)

    Step 2. The commission shall review the sketch of the preliminary plan as it relates to the comprehensive plan of the city, design standards, and improvement requirements and shall inform and discuss with the subdivider the results of the review.

    (3)

    Step 3. The subdivider shall reach tentative agreements or understandings with those associated with the subdivider, and others concerned, such as the lender and the Federal Home Administration and shall prepare a preliminary plan for submission with the application for approval.
